Primecorp Commercial Realty

Office Tenant Representation

OFFICE TENANT REPRESENTATION
Unlike conventional brokers who represent both landlords and tenants, Office Tenant Representation brokers specialize in representing solely tenants who need to lease or purchase office or industrial space. Bruce Wolfgram, who has exclusively represented users of space for almost 25 years, heads up Primecorp’s Office Leasing group as its Vice President.

Bruce H. Wolfgram P. ENG., RPA, LEED AP, SIOR
VP, Office Leasing/Broker

In 1987, Bruce entered the commercial real estate field in Montreal as a tenant representation consultant with Leopold Property Consultants. In 1989, Bruce accepted the Manager, Leasing & Marketing position with Canada Post Corporation and subsequently moved to Ottawa. Bruce was responsible for approximately 600 leases throughout Canada, whose total operating costs exceeded 60 million dollars annually. This experience carried over to NAV CANADA which Bruce joined as National Director, Real Estate. In addition to managing over 2000 leases, Bruce’s responsibilities also included managing major capital projects throughout the country as well as property management in the National Capital region. Bruce returned to tenant representation brokerage in 1999. He assists solely tenants and not landlords. In this way, he levels the playing field against landlords who negotiate leases everyday and tenants who may do so once every 5-10 years. Bruce’s extensive experience in negotiating leases from the tenant’s perspective, along with his electrical engineering degree and LEED Accredited Professional designation, make him uniquely qualified to best represent companies seeking the highest level of competence in all areas of their lease negotiation. Bruce has assisted companies of all sizes from young start-ups to the largest private and public sector companies (e.g., Nortel Networks, Abbott Laboratories, Canada Post). His community work involves the Ottawa Hospital Foundation and the United Way.

With real estate typically being a business’ second highest expense (after payroll) companies can’t afford to overlook the benefits of professional tenant representation services when thousands of dollars are at stake.

Tenant representation includes helping clients define their space needs for the future, compiling market surveys, identifying all opportunities that meet the client’s requirements and performing all elements of the search and negotiation process. Primecorp knows the available space, the terms offered to previous tenants, the active players, the market trends and the inside stories. We appreciate the nuances of negotiation tactics and lease structures for any size transaction, property type or market. Most importantly, we understand each client’s business and how to control occupancy costs to benefit our clients’ bottom lines.

Tenants that retain Primecorp level the playing field between the landlord and tenant, by giving themselves access to critical market information necessary to make informed real estate decisions leading to the most tenant-favourable transaction possible.
